Patriot Storage, a new ground up development, is located in a rapidly growing and high-income suburb of the Washington, DC metro area, Charles Town, WV. Matador has finished the construction on 424 units over 5.5 acres as of February 2024 and the site has recently opened with strong demand.
West Georgia Mini Warehouses is an existing, ~425 unit self storage property in a rapidly growing suburb of the Atlanta MSA, Carrollton, GA. We plan to execute operational and marketing value add to complete the lease up and raise rents to market in order to significantly amplify investor equity, while also improving the physical characteristics of the property per our business plan.
Fort Worth Self Storage is a 220 Unit Reposition in the heart of Fort Worth, Texas, one of the largest cities in the United States, within 2 miles of the $400M Clearfork expansion currently taking place. We plan to execute operational and marketing value add to complete the lease up and raise rents to market in order to provide a significant multiple on investor equity.
Kings Mountain Self Storage is a 530 Unit Self Storage project being built along US Hwy 74 in North Carolina west of Charlotte, NC between Kings Mountain and Shelby, NC. The area embodies many of the important characteristics we look for in self storage sites, including household income, supply vs. demand, occupancy, and area rents. We plan to differentiate ourselves from area facilities through enhanced marketing and operations as well as our local partners.
East Avenue Storage consists of 260 units and over 30,000 SF in Panama City, FL, a shipping, military, and tourist center on Florida's Emerald Coast. We plan to execute operational and marketing value add to raise rents while also obtaining permits for an additional 18,000 square feet of climate controlled expansion.
These two sites, totaling 32 acres along I-95 on Florida's rapidly expanding east coast between Miami, Orlando, and Melbourne, are in the permitting process to begin a 1450 unit, 150,000 SF self-storage build out throughout 2024 with the goal of controlling the market share in this rapidly expanding suburban region.
